Finished Lower Level
What We Were Asked to Build
An unfinished basement turned into a full lounge — framed, insulated, and wired top to bottom, with a game area, media wall, and below-grade-rated flooring.
The homeowners wanted a place for teenagers to hang out and for adults to watch games. It had to stay warm, dry, and comfortable year-round.
The Challenge
The basement had a history of dampness along one wall. Finishing it without solving moisture first would have led to mold and ruined finishes.
Our Solution
We graded the exterior drain line, sealed the wall, and added a dehumidifier drain. Then we framed a half-inch off the concrete to allow air movement behind the studs.
On-Site Photos
“It's the room everyone ends up in. And it smells like new construction, not a basement.”
